Insured & Qualified Trading since 2018
One team, full scope

Full renovations break down when the trades don’t talk to each other.

If the electrician first-fixes before the plumber and the plumber needs to move a joist, everything reverses. If the plasterer goes in before the plumber finishes, the walls come back off. When you’re managing four separate firms across a full renovation, these conflicts compound and the homeowner carries the risk, the delays and the cost.

We’ve taken on full renovations that were half-done and abandoned when the original builder walked off. We’ve been called in to clear up jobs where the sequence was wrong and the damage had already been done. It’s avoidable, entirely, when one team runs the whole project.

GSM handles every trade in-house. Gaz sequences the work correctly from the start: strip out, structural alterations, rewire, re-plumb, plaster, fit, decorate. No gaps between contractors. One point of contact from first day to handover.

What Kind of Renovation Do You Need?

Full renovations come in all shapes, from a gut-and-rebuild to a targeted pre-sale makeover. We approach each one based on your goals and budget.

🏚️

Full Gut Renovation

Strip back to brick and timber, replace all services, replaster throughout and rebuild to a modern standard. The right approach for properties that haven’t been properly updated in decades.

🏷️

Pre-Sale Renovation

Targeted improvements to maximise sale value: kitchen, bathroom, decoration and flooring updated to a standard that buyers respond to. Fast programme, proven return.

🔑

Landlord Renovation

Durable, practical and cost-efficient. Built to withstand rental use and easy to maintain. New kitchen, bathroom, flooring and decoration with materials chosen to last.

🏛️

Inherited Property

Bringing a derelict or long-neglected property back to life, often requiring a full survey of the structure and services before any decisions are made. We approach these with care and honesty about scope.

Every trade in-house

From the strip-out to the final coat of paint.

A full property renovation involves more trades running in tighter sequence than almost any other project. Here’s everything we carry out in-house.

  • Strip-out & first-fix prep
  • Structural alterations & steelwork
  • Full rewire (Part P certified)
  • Re-plumb (central heating & water supply)
  • Plastering throughout
  • New kitchen supply & fit
  • New bathroom(s) supply & fit
  • Flooring throughout
  • Internal joinery (doors, skirting, stairs)
  • Decoration throughout
  • External works if required
  • Building Control sign-off

Not every renovation requires every trade. We quote accurately for your specific scope. If a property needs structural work before the services go in, we’ll say so in the survey and factor it in from the start.

Our process

How Your Full Renovation Comes Together

Four clear stages from property survey to handover. Full renovations need careful planning. We get the sequence right from day one.

01

Full Property Survey

Gaz walks every room and assesses the condition of the structure, services and fabric of the building. You’ll get a complete picture of what’s needed. No surprises halfway through.

02

Phased Quote + Priorities

A detailed written quote broken down by trade and phase, so you can see exactly where the money goes and prioritise if needed. No vague lump sums, no hidden extras.

03

Programme + Trade Sequence

The build programme is planned in the correct trade sequence before work starts: strip, structure, services, plaster, fit, decorate. Gaz manages this personally from day one.

04

Build + Handover

Our in-house team works through every phase. Gaz is on site regularly, quality is checked at each stage, and we hand over a fully finished, snagged property ready to live in.

Our Full Property Renovations Work

Where we work

Full Renovations Across Chesterfield & Derbyshire

We’re based in Chesterfield and carry out full property renovation work across the town, North Derbyshire, South Yorkshire. We travel for the right project, and a full renovation is usually the right project.

Chesterfield Town & Surrounding Villages

Pre-1919 terraced housing makes up a large proportion of Chesterfield’s housing stock. Many of these properties haven’t had a major renovation in decades and need rewiring, re-plumbing and full replastering as a minimum. We carry out this work regularly across Brampton, Walton, Newbold and Hasland.

Bolsover, Clay Cross & Alfreton

Strong demand for landlord and pre-sale renovations across this area, often ex-rental properties or inherited stock requiring full updates before sale or re-letting. We approach these jobs with realistic advice on scope and budget.

North Derbyshire Villages & Peak District

Stone properties across the Derbyshire Dales and Peak District often haven’t been properly updated in fifty years or more, and often need structural assessment before any renovation begins. We have the experience and the contacts (structural engineers, specialist suppliers) to handle these correctly.

Sheffield, Dronfield & Wider Area

We regularly travel for full renovation projects across South Yorkshire and the wider area. If you have a property requiring a complete overhaul, get in touch. We’ll visit and give you an honest assessment of scope and cost before any commitment is made.

FAQ

Renovation Questions Answered

The most common questions homeowners and landlords ask us before starting a full property renovation in Chesterfield and Derbyshire.

It depends on the scope. For a full gut renovation, where the entire property is stripped back, rewired and replastered, living on site is very difficult and we’d generally recommend moving out if possible. For a phased renovation where one area is completed before the next is started, some clients manage to stay in a section of the property throughout. We’ll give you an honest view on this at the survey stage.
A full gut renovation of a two-bedroom terraced house typically takes 8–12 weeks. A larger detached property requiring structural work, a full rewire and re-plumb, and multiple bathrooms can run 16–20 weeks. The programme depends heavily on the existing condition of the property. We’ll give you a realistic estimate at the survey, not an optimistic one to win the job.
Yes, and telling us your budget upfront is the most useful thing you can do. It lets us be honest about what’s achievable within it, and helps us prioritise the scope correctly. We’d rather have a straight conversation about budget early than underprice and cut corners later.
We have experience working on period and listed properties across Derbyshire, particularly Victorian and Edwardian properties in and around Chesterfield and the Peak District. Listed building consent is required for any alterations to a listed property, and we’re experienced at working within those constraints. See our Period Property Restoration service for more detail.
We price full renovations on a detailed survey followed by a written, itemised quote broken down by trade. There’s no single price-per-square-metre figure that works across different properties in different conditions. Any contractor who quotes from photos without visiting the site is guessing. We visit, survey properly and give you a fixed-price quote for the agreed scope.
