Read case study →Full structural loft conversions across Chesterfield, Dronfield, Sheffield and the wider Derbyshire area. Velux, dormer and hip-to-gable: every trade in-house, from steelwork to plastering, all on one contract.
Steelwork. Carpentry. Roofing. Windows. First-fix electrics. Plumbing, if you’re adding an en-suite. Plastering. Flooring. Decoration. These trades run in tight sequence in a confined space with restricted access. When one contractor manages all of them, the handoff from steel to timber to plaster happens automatically. When you’re co-ordinating three separate firms in a loft, the gaps between them add weeks, and you carry the risk when something goes wrong.
We’ve stepped in on loft conversions that stalled when the “loft specialist” hit structural issues and walked. We’ve taken over half-finished dormer builds where the waterproofing wasn’t right. It’s avoidable, and with GSM it doesn’t happen, because we carry every trade ourselves.
Gaz oversees the structural work personally. The same team that installs the steels fits the staircase, plasters the walls and lays the floor. One contract, one team, no gaps.
The right conversion depends on your roof structure, head height and what you want from the space. We’ll advise honestly at the first site visit.
The simplest and most cost-effective option. Rooflights installed into the existing pitch. Minimal structural work, fastest programme, and no change to the roofline from outside.
A box-shaped extension to the roof slope that adds full head height and usable floor area. The most popular choice for a bedroom with en-suite. Maximises the usable space.
Converts a hipped (sloping) end of the roof into a vertical gable wall, dramatically increasing the floor area and head height. Often combined with a rear dormer for maximum gain.
The most substantial conversion, a near-vertical rear wall with a steeply pitched roof. Maximum space gain, typically used on Victorian terraces. Usually requires planning permission.
A loft conversion involves more trades than most homeowners expect. Here’s everything we handle in-house on a typical dormer or hip-to-gable project.
We liaise with your structural engineer, manage the Building Control application and inspections throughout the build, and hand over a fully signed-off space ready to use. You won’t need to deal with anyone other than us.
Four clear stages, one team, no surprises. Here’s what to expect when you work with GSM on a loft conversion.
Gaz comes up into the loft, checks head height, roof structure and pitch, and gives you an honest steer on what type of conversion is possible, before a single penny changes hands.
We commission structural engineer drawings, then give you a full detailed quote with no hidden costs. Planning advice included. Most loft conversions fall under Permitted Development, but we’ll confirm what applies to your property.
Once you approve, we agree a start date and hand you a full build schedule. Building Control is notified and ready. You’ll know exactly what’s happening week by week.
Our team works through every trade in sequence: steels, timber, roofing, windows, first-fix services, plaster, finish. Gaz checks quality at every stage. You receive a fully signed-off, snagged room ready to use.

We couldn't be happier with the work carried out by GSM. They completely transformed our home by removing our old kitchen, knocking through the internal wall between the kitchen and dining room, carrying out all the associated building work, and installing our beautiful new Chatsworth…
Gaz and his team have just completed a conversion of our garage into a home office/den. From our initial conversation throughout the project Gaz was great to deal with. I asked him to take care of the whole project — up to and including decorating.…
We needed to rearrange the ground floor of our new house to better suit our growing family. GSM construction took down a load bearing wall to create an open plan living family kitchen, and built up a partition wall to separate off a separate snug.…

Victorian terraces throughout Brampton, Walton Road and Newbold have steep roof pitches and good head height, often ideal candidates for dormer or mansard conversions. We know these roof types well and carry out loft work here regularly.
Strong demand for loft conversions across the Dronfield and Eckington areas as families choose to extend upwards rather than move. Detached and semi-detached properties here typically suit hip-to-gable conversions well.
Stone properties in the Peak District and Dark Peak areas require careful planning consideration. National Park rules apply to roofline changes. We have experience working within these constraints and matching stonework where required.
We regularly travel across the wider area for loft conversion projects. Totley, Dore and Millhouses in South Sheffield have a high proportion of semis with excellent conversion potential. Get in touch and we’ll let you know what’s achievable.
