Extension Questions Answered

The most common questions homeowners ask us before starting an extension project in Chesterfield and Derbyshire.

Many single-storey rear extensions fall under Permitted Development and don’t require a planning application, but there are size limits, and properties in conservation areas or National Park zones (such as the Peak District) have additional restrictions. We’ll assess this at the first site visit and tell you exactly what applies to your property.
A typical single-storey rear extension takes between 8 and 12 weeks on site once work starts. Two-storey extensions usually run 12–16 weeks. That’s build time. Allow extra time upfront for planning (if required), structural drawings and Building Control approval. We’ll give you a full schedule before we start.
In most cases, yes. The main disruption is usually at the point where we break through from the existing house into the extension. We aim to keep this period as short as possible and will agree the timing with you in advance. We work clean and tidy, and will always tell you when to expect noisier or dustier phases.
For most extensions you’ll need structural engineer drawings for the Building Control application. An architect is optional. Many clients supply their own drawings, while others prefer to work with a designer. We can recommend trusted local professionals we’ve worked with on previous projects, or work from drawings you’ve already commissioned.
Building Control is a separate legal requirement from planning permission. It ensures the build meets current building regulations for structure, insulation, electrics and drainage. We submit the application, manage inspections throughout the build, and ensure you receive your completion certificate at the end. This is included in how we work.
