A loft conversion is eleven trades in a tight space, and coordination is everything.

These trades run in tight sequence in a confined space with restricted access. When one contractor manages all of them, the handoff from steel to timber to plaster happens automatically. When you’re co-ordinating three separate firms in a loft, the gaps between them add weeks, and you carry the risk when something goes wrong.

We’ve stepped in on loft conversions that stalled when the “loft specialist” hit structural issues and walked. We’ve taken over half-finished dormer builds where the waterproofing wasn’t right. It’s avoidable, and with GSM it doesn’t happen, because we carry every trade ourselves.

Which Type of Loft Conversion Is Right for You?

The right conversion depends on your roof structure, head height and what you want from the space. We’ll advise honestly at the first site visit.

Velux / Rooflight

The simplest and most cost-effective option. Rooflights installed into the existing pitch. Minimal structural work, fastest programme, and no change to the roofline from outside.

🏗️

Dormer

A box-shaped extension to the roof slope that adds full head height and usable floor area. The most popular choice for a bedroom with en-suite. Maximises the usable space.

Hip-to-Gable

Converts a hipped (sloping) end of the roof into a vertical gable wall, dramatically increasing the floor area and head height. Often combined with a rear dormer for maximum gain.

🏛️

Mansard

The most substantial conversion, a near-vertical rear wall with a steeply pitched roof. Maximum space gain, typically used on Victorian terraces. Usually requires planning permission.

Structural Drawings + Quote

We commission structural engineer drawings, then give you a full detailed quote with no hidden costs. Planning advice included. Most loft conversions fall under Permitted Development, but we’ll confirm what applies to your property.

Start Date + Build Schedule

Once you approve, we agree a start date and hand you a full build schedule. Building Control is notified and ready. You’ll know exactly what’s happening week by week.

Build + Handover

Our team works through every trade in sequence: steels, timber, roofing, windows, first-fix services, plaster, finish. Gaz checks quality at every stage. You receive a fully signed-off, snagged room ready to use.

Loft Conversion Questions Answered

The most common questions homeowners ask us before starting a loft conversion in Chesterfield and Derbyshire.

Most loft conversions, including Velux and dormer conversions, fall under Permitted Development and don’t require a full planning application. The main exceptions are properties in conservation areas, the Peak District National Park, or where the conversion would extend beyond the highest point of the existing roof. We’ll confirm what applies to your property at the first site visit.
The minimum usable head height, measured from the floor joists to the ridge, is generally 2.2m for a Velux conversion. Most Victorian terraces in Chesterfield and the surrounding area meet this easily. If your loft is borderline, a dormer or hip-to-gable conversion can create the head height you need where a straight Velux conversion wouldn’t. We’ll measure up and tell you exactly what’s possible.
A Velux conversion typically takes 4–6 weeks on site. A dormer conversion is usually 6–10 weeks. Hip-to-gable and mansard conversions run 8–12 weeks depending on scope. Allow extra time upfront for structural drawings and Building Control approval. We’ll give you a full programme before we start.
Yes, an en-suite is the most popular addition to a loft conversion and we handle the plumbing in-house. We’ll assess the soil stack position and plan the layout to maximise what’s possible in the available space. Adding an en-suite adds cost but increases the value and usability of the converted space.
A Velux conversion adds rooflights flush with the existing roof slope, with no change to the roofline, lowest cost, fastest build. A dormer extends the roof slope outwards to create a box-shaped structure with vertical walls and a flat or low-pitch roof, giving a lot more usable floor area and full standing height throughout. If budget allows and the roof is suitable, a dormer almost always makes better use of the space.
